SELLER REQUIREMENTS

When we list your property there is certain information that we will require from you:

· Details of annual Costs, including  IBI (rates), Basura (refuse collection), Community Fees (if  applicable)

·     Details of your legal representative (lawyer or gestor)

·     Details of your  property including including build year, build size and plot size, size of pool etc.

·        A copy of your Escritura or Nota Simple (preferable)

When we receive an offer: You agent will contact you immediately with details of any offers. All negotiations will be managed by us but we will always be led by you and your requirements. We will always do our utmost to achieve the best possible price for you.

IF AN OFFER IS ACCEPTED

We will immediately request a Reservation Deposit be paid by the buyer of at least 3.000,00 euros to 6.000,00 euros, which will be held at your lawyers client account. Once paid, we will ask that you  remove the property from the market with all other agents and to supply all paperwork, including the Escritura, and the most recent Electricity, Water, Community bills and any other documentation requested by the buyer's lawyer.  You will always be required to engage a legal representative to support you throughout the process when selling through ourselves. Once all searches have been completed, the reservation deposit will be made up to 10% of the agreed purchase price and this amount will be transferred to your (the vendor) bank account. A date for completion can then also be agreed between both parties via ppc contract that is signed by both parties.

 VIEWING PROCEDURE

During the current pandemic we will be taking all precautions to ensure the safety of yourselves, home owners and our staff, so until further notice the following rules for viewings will be in place:

In line with social distancing requirements we will not be taking clients in our cars but ask you to meet us at a property or follow us. Please wear a mask, we don´t provide if you do not have one. Owner occupied properties - We will request that owners go to outside areas or leave the property for a viewing.

 We request that you keep a distance of two meters from us when we enter the house. On smaller properties you will enter the property alone, any questions can be asked outside. We ask that you avoid touching any surfaces in the property - All doors will be opened before a viewing.
